"...  As I was very new to the whole real estate purchasing process, he took a great deal of time to listen to what I was looking for and also explain the key financial metrics that needed to be met for my investment to be profitable.  He also helped me comb through the prospective properties and offered his perspective on which ones he personally would invest in if he was in my shoes (his vision for one of the properties—converting a former commercial space into a 3bed/2ba unit—ended up being pivotal in my final property selections)... Greg's industry knowledge and negotiation savvy really showed up during the offer process... and was able to drive the seller down to that price through well timed offers and counter-offers.  He also was very insightful in understanding what type of offers to make on each property (for example, he directed me to make one of the offers "as-is" so that my offer would be more attractive to the seller than the competing offers..."
