2414 W. Iowa Unit 1 went off the mkt Dec 2014 & sold for $329K – My Clients! J

Here are the facts:

  • 2414 W. Iowa local is better (less busy street), which offsets age of the bldg – WASH
  • The bldg is nearly identical & has the same exact finishes & room sizes – WASH
  • Augusta went under contract in 6/2013 where the mkt was much lower than Now!
    • 2013 was rebound year w/ 14% Appreciation but this was in June so impact was 7%.
    • 2014 the market started to stabilize with 6% Appreciation.

Therefore, all other factors equal which they were, we should have paid 13% More!

We Should Have Spent $412,000.

We Closed For $329,000!

That’s An $83,000 Difference!!!
